The rule in one line
Every gas appliance and flue in a let property must be safety checked every 12 months by a Gas Safe registered engineer, with a copy of the record to the tenant within 28 days.
Gas Safety (Installation and Use) Regulations 1998, regulation 36. Letting without a valid record is a criminal offence, and it is the sort of thing an insurer will look for very carefully after a claim.

Are you actually still covered?
When does your CP12 expire?
It is printed on the top of the record your last engineer gave you.
Enter the date and we will work out your expiry, whether you are still compliant, and the earliest you can renew without losing time.

Your legal duties
Four obligations, and most landlords only remember the first
Check every 12 months
Every gas appliance, fitting and flue in the property must be checked for safety at intervals of no more than 12 months by a Gas Safe registered engineer.
Give the tenant a copy within 28 days
A copy of the record must reach your existing tenants within 28 days of the check being completed.
Give new tenants a copy at the start
Any new tenant must be given a copy before they move in — not at some point afterwards.
Keep records for two years
You must retain copies of the records for at least two years. We keep a copy on file too, so a lost certificate is a five-minute problem rather than a re-inspection.
This is a plain-English summary of the main duties, not legal advice. The full requirements are set out in the Gas Safety (Installation and Use) Regulations 1998 and the HSE’s landlord guidance.
For agents and portfolio landlords
We will run the diary, not just the appointment
One renewal schedule
All your properties lined up onto a schedule we manage, so certificates never lapse and you are not chasing dates.
We contact the tenants
Give us their details and we arrange access directly, confirm the appointment and follow up if they miss it.
Certificates where you need them
Emailed to you, your agent, or both, the same day. We keep a copy on file for the retention period.
Service in the same visit
A certificate says it is safe today; a service keeps it running and keeps the warranty valid. Doing both in one visit costs less than two.
Portfolio pricing
Multiple properties routed into one round means less travel, and we pass that on rather than pocketing it.
What happens if an appliance fails
If we find something that is Immediately Dangerous or At Risk, we have to act on it there and then — that is not discretionary. With your permission we will isolate or cap the appliance, label it, and give you a written explanation of what is wrong and what it will take to put right. You get a quote the same day, and the certificate is issued once the remedial work is done.
We will never quietly pass something that should not pass, and we will never invent a fault to sell you a repair. Both are equally serious.
The two-month rule is your friend
Renew inside the final two months and your expiry date does not move. That means you can pull every property in your portfolio onto the same month without ever losing a day of cover.
